After an entire semester of research, design and modeling, Prof. Diana Seah's Studio class in San Jose State's School of Art + Design presented their final projects to the judges. It was a long process, but each student had the opportunity to engage in all aspects of design, from concept to creation. In the end, each project was unique and had a different spin on how to reach the buyer profiles of the 4th & St. John Development Site.

THE PROJECT OBJECTIVE:
To design an infill Midrise Mixed Use building in a downtown San Jose context that meets the demands of the project developer & proposed buyer demographic. This building will have a “condo map” placed upon it, but units may be sold or rented to residents. The goal of the developer is to compete in a difficult economic market by making this project “Affordable by Design”. This means that the product will be a quality building, but the spaces will be efficient, economically and sustainably designed to keep the costs down for the residents (minimize excess amenities).
PROJECT SITE: Southwest corner of 4th & St. John Street in downtown San Jose
Site: 137.5’ x 137.5’ = 18,906.25 sf (0.43 Acres)
Bldg Height: Midrise Const. - top floor of the building must be under 75’ in height. (74’-11” is OK)
Construction: Type II (Cast in Place Concrete – fully non-combustible construction)
Zoning: Site approved for up to 100 units w/ Mixed Use overlay (retail on ground fl.)
Parking: Retail: None required, but tenant would like to provide some
Residential: 1.5 stalls per unit -[unless a comprehensive Transportation Management
Plan (TMP) is in place]
Sustainable: Building should incorporate at least 20 features that will make this project “Green”.
Amenities: Lobby lounge, Elevator lobby-all floors, Podium level Community Room, Podium level office/conference area, Podium level restrooms, Podium outdoor Rec Deck, Penthouse level library/lounge, Rooftop sky lounge
