The City of Cupertino has dubbed the area between Hwy 280, Stevens Creek Blvd, and along Wolf Rd. and Vallco Parkway as the South Vallco Planning Area. It's one of the two major Planning Areas within the City (the other named North Vallco Planning Area).
The most prominent proposed development within the South Vallco area is Sandhill Property Company's 17.4 acres along Stevens Creek and Vallco Parkway. It's proposed to be Cupertino's new neighborhood plaza and was given site approvals back on February 2, 2009. Currently planned is:
- 130,000 Square Feet Retail
- 1 Acre European-Inspired Public Square
- 100,000 Square Feet Class "A" Office Space
- 150 - 220 Room Hotel
- 160+ Luxury Senior Housing
